August in Philly Means We’re Just Getting Started ☀️

It’s hard to believe we’re already entering the final stretch of summer BUT while back-to-school shopping has begun and many vacations are winding down, there’s still plenty of time to enjoy everything Philadelphia has to offer. August is one of my favorite months in the city—long evenings, outdoor dining, waterfront sunsets, neighborhood festivals, and making the most of every warm day before fall arrives.

Whether you’re spending weekends down the shore, exploring a new neighborhood, or simply relaxing with family and friends: I hope you’re soaking up every last bit of summer.

This month, I’m sharing a few simple ways to prepare your home for the changing seasons, highlighting some can’t-miss Philadelphia events happening this month, and taking a look at what we’re seeing in our local real estate market.

🏡 End-of-Summer Home Maintenance Checklist🏡

Before the cooler weather arrives, August is the perfect time to give your home a little attention.

  • Schedule an HVAC tune-up to keep your system running efficiently before heating season begins—if you’re looking to support a local woman-owned business: Comfy Heating & Cooling is a great option serving homeowners throughout the Philadelphia area.
  • Next, inspect your roof after a summer of heavy rain and storms. For larger home improvement or renovation projects, consider reaching out to Girl Contracting, a Black woman-owned Philadelphia construction company.
  • August is also a great time to power wash your siding, patio, and walkways, replace worn weatherstripping around windows and doors to improve energy efficiency, trim back overgrown trees and shrubs before hurricane season, and clean out your gutters before leaves begin to fall.

Summer isn’t over yet, and Philadelphia still has an incredible lineup of events before Labor Day!

Spend an evening strolling through Spruce Street Harbor Park, enjoy outdoor dining and live entertainment during Passyunk Passeggiata (every Thursday in August), or experience one of the city’s largest street festivals at the 2nd Street Festival (August 2).

Film lovers won’t want to miss the BlackStar Film Festival (August 6–10), while families can explore the beautiful Philadelphia Chinese Lantern Festival at Franklin Square (through August 16). As summer winds down, so does the pace of the real estate market—and that’s perfectly normal. Historically, August marks the beginning of a seasonal shift as families focus on back-to-school routines, vacations come to an end, and many buyers choose to pause their home search until after Labor Day. While activity typically slows through the fall, serious buyers remain in the market, often facing less competition than they would have in the spring.

According to Bright MLS, the Philadelphia metro area’s median sold price reached approximately $390,000 in June 2026, up 3.2% year-over-year, while new listings increased by 8.4% compared to last June, giving buyers slightly more inventory to choose from. Homes spent a median of 18 days on the market, showing that well-priced properties continue to sell quickly despite higher mortgage rates. Meanwhile, the Greater Philadelphia Association of REALTORS® reports that pending sales remain steady, indicating that demand continues even as the market enters its typical seasonal cooldown.

For homeowners considering selling, this presents an opportunity: listing before the traditional fall slowdown means your home can still benefit from active buyers who want to close before the holidays. Buyers, on the other hand, may find increased negotiating power as inventory grows and competition eases.
