October brings an interesting shift to the Philadelphia real estate market; with mortgage rates moving higher and more inventory available than this time last year – buyers are facing less competition and, in some cases, more room to negotiate. Sellers, meanwhile, should be prepared for homes to take longer to sell and for buyers to have more options to compare. Beyond real estate, Philadelphia is packed with things worth checking out this month: from neighborhood markets and local restaurant openings to some of the city’s biggest annual fall events.
🏡 Interest Rates Are Up, What Does This Mean For Buyers?🏡
The Federal Reserve raised its benchmark interest rate by 0.25% in September, bringing the federal funds target range to 3.75%–4.00% — its first rate increase since 2023. Mortgage rates aren’t directly set by the Fed, but they are influenced by broader financial markets, and the average 30-year fixed mortgage rate has now moved above 7%. Higher mortgage rates obviously make buying more expensive. But there is another side to the story:
Fewer buyers are willing or able to compete at today’s rates.
That can mean less competition for the buyers who are in the market — and potentially more room to negotiate on price, inspection terms, seller concessions or closing costs. Recent Philadelphia data already shows signs of that shift. Active inventory is up more than 13% year-over-year, while the number of Philadelphia listings receiving price cuts has increased 17%. So if you’ve been waiting for the market to become a little less competitive, this may be a very different buying environment than the one we saw a few years ago.
For sellers, the equation is different. Higher rates can reduce the pool of qualified buyers, which means properties may take longer to sell and sellers may have to be more flexible on pricing or terms. A home that would have attracted multiple offers in a different rate environment may now need more time — and a stronger marketing strategy — to find its buyer.
And if rates eventually come back down? Buyers who purchase now may have the opportunity to refinance later, subject to future rates and their individual circumstances.

🍁Fall Neighborhood Spotlight: Society Hill 🍁
If you haven’t taken a fall walk through Society Hill, put it on your October list.
Historic brick rowhomes, tree-lined streets, cobblestone blocks and some of Philadelphia’s most beautiful architecture make this one of those neighborhoods that feels particularly special once the leaves start changing.
Start with a stroll through the neighborhood and make your way toward the Headhouse Farmers’ Market on South 2nd Street. The Sunday market features local farmers, food vendors and makers and is an easy excuse to spend a fall morning exploring one of Philadelphia’s most historic residential areas.
