As we head into fall, the Philadelphia real estate market is showing a little more breathing room for buyers. Inventory has increased compared with last year, while homes are taking somewhat longer to sell. At the same time, prices remain strong across the region; the Philadelphia metro median sale price reached a record $430,000 in July. The market is increasingly segmented; higher-end properties continuing to move quickly while affordability remains a challenge for many first-time buyers.
For buyers, overall, this means more selection and potentially more negotiating power than we’ve seen in recent years. For sellers, pricing and presentation are especially important as buyers have more homes to compare. If you’re considering buying or selling a home in Philadelphia this fall, understanding what’s happening at the neighborhood level is far more useful than relying on national headlines. Bright MLS market data and Realtor.com’s Philadelphia market report are good places to follow the broader numbers.
🏡 Down Payment: How much cash do you REALLY need? 🏡
One of the biggest misconceptions I hear from prospective homebuyers is that you need 20% down to purchase a home. You don’t.
Depending on the loan program and your qualifications, conventional financing can be available with as little as 3% down, while FHA financing requires as little as 3.5%. Qualified VA borrowers may be able to purchase with 0% down. Putting less than 20% down may mean mortgage insurance, but it can also allow buyers to purchase sooner rather than waiting years to save a larger down payment.
Pennsylvania buyers may also have access to programs through the Pennsylvania Housing Finance Agency (PHFA), including assistance toward down payment and closing costs. Some current programs can provide assistance worth up to 5% of the purchase price or appraised value, depending on eligibility.
The takeaway: don’t assume you need a massive savings account before you can start the conversation about buying a home. Your financing options should be part of the conversation from the beginning.
🍁Fall Neighborhood Spotlight: Chestnut Hill 🍁
If you want to experience Philadelphia at its most picturesque this fall take a Saturday and head up to Chestnut Hill.
Germantown Avenue’s historic architecture, independent shops, restaurants and tree-lined streets make it one of the city’s best neighborhoods to explore once the leaves start changing. The area is particularly beautiful in fall, with nearby Morris Arboretum & Gardens adding even more reason to spend an afternoon there.
Start with the Chestnut Hill Farmers Market, held every Saturday from 9 a.m. to noon at Germantown Avenue and Mermaid Lane, featuring local farms, bakeries and food artisans. On September 13, the neighborhood also welcomes the Clover Market, an outdoor market featuring handmade and vintage goods.
And mark September 27 on your calendar for Fall for the Arts, when Germantown Avenue becomes an outdoor arts and crafts festival with more than 100 vendors, live music, food and local businesses.
For anyone considering Philadelphia real estate, Chestnut Hill is also a great reminder that Philadelphia neighborhoods can feel completely different from one another. From historic single-family homes to condominiums and larger properties surrounded by mature trees, the housing stock here is very different from what you’ll find in Center City or South Philadelphia.
